Adoption and quality of your team
Had a great experience buying my first place with Katheryn. Very responsive and helpful, especially for myself not having bought a property before. Would highly recommend.
This review is a long time coming as we hv been abroad. Whilst their PR team will more than likely try to respond to this with their ‘own’ version of events, we wanted to put it out there that this journey is hard enough for any family and I would like to stress that everyone reading this to pls do their due diligence and ask around first, which we wished we had done. This was our personal experience with McGrath. Loads of positive reviews here, and I’m glad to hear it..but as I said, sharing this experience with others will give them the opportunity to make the right decision that will work for them. We used McGrath just when Covid was coming to an end. Reason being, we felt both Daniel and Michael were relatable and seemed easy to deal with, which was important in a way bc you would have to be consistently communicating. The only thing I had an issue with personally was that they were very eager for us to sign with them and over estimated the market rate for our property. Our property is not perfect by far (as are most properties), and I would hv preferred a more honest approach to this estimation. I will come back to this part in a bit. My husband unfortunately, took their word for it and as we were uninformed about their reputation for doing over ‘estimation’ and over promising, at the time, we proceeded to sign up with them. Now, to my earlier point, had they marketed our property at a more ‘reasonable’ price, we would hv had more interest and we could hv negotiated on the prices being offered with a larger proportion of interest. Instead, we were marketed at the VERY high end and this reduced the market interests significantly. This was a scenario another real estate agent had pointed out to us prior to us signing up with McGrath and that stayed in my mind until the end! Lesson learnt. Worse, when we started noticing this scenario unfolding itself, we had to manage both of them re price reduction and kept having to sort the on going mess they had put us in. We paid for a service but we ended up managing most of the key decisions and having to tell them what to do. We also lost out many potential buyers. Not only that, we started to hear fm other neighbours that pple they knew pulled out from their contract with McGrath for the same reasons, ie their homes weren’t being sold as promised. I wished I had done more investigating at the beginning. Long story short, we got tired of them, the 3 months came and went and we ended up renting our property with another agent. Now, at this point we needed our keys returned. Here’s where we felt they had absolutely 0 professionalism. Not Daniel or Michael bothered to come by and hv a discussion with us about the fact that they had missed the mark fm the get go. Michael just dropped the keys in our post box and drove off. I mean, how ridiculous was this and the first for me to hv witnessed and how so very unprofessional. To this day I can remember seeing him do this through our windows. And Daniel said and did nothing. Just left the whole ‘issue’ hanging. Did not have the courtesy to face the facts, that perhaps he and his team had let us down in some way or anything of the sort. Just utter silence. We spoke to Ray White when the 3m mark came to a near end, super happy with their services and they rented our property out in no time when we left the country, which all worked out in the end. Daniel had the audacity to send text msgs to us whilst we were abroad about potential interest in the property and I had also received numerous emails from their team asking about our property etc. Quite honestly, I don’t ever want to hear of them again. Long story short, I would highly recommend that before you consider signing up with them, that you do your due diligence. The key is to ask around bc not everyone will post on social media. It is very important that people do this, and this was our own mistake to hv not done so from the onset. Remember that they have a team of marketers that will make everything look good. But gathering personal/other sellers experiences with them is key.
