We have had the worst service with Leon Dean! We bought a property that was tenanted under Leon Dean, when we bought the property we were advised that the same contract will follow as there were just two months left in the comtract and does not require a new contract. Then we were infomed the tenants were leaving and we asked how soon we can get the keys and this guy kept on saying I can't say how soon we can handover the keys I dont know when it will be ready maybe after a week or two? We can't say an exact date as to when to handover the keys. So then I had to say if the tenants hand over the keys on Monday please handover the keys within that week. (my question what are you doing holding my key final inspection?) Then when we did our final inspection we noticed that the fire alarms were not working in the property, when we inquired it from them why and they said its not their problem, major red flag as to Victoria states that there should be working fire alarms in the property at all times to be rented out. Unfortunately we had to inform multiple parties regarding this including our solicitor, sellers real estate agent. They had to send a person on the day of our settlement to fix the smoke alarms. When we collected the keys and went to the property all we notied was very unclean house, greasy cooker canopy, house full of cob webs which was visible in every wall. There was no final inspection done on the house if it was done its quite visible that it wasnt properly cleaned. We started cleaning the house and found lots of toys and various stuff tucked under the dish washer. Dont give your property to Leon Dean, the person there either doesnt understand English and keeps on saying OK to everything and has bad bedside manners my husband has a voice recording that says I dont want to deal with you because you dont have a contract with us. The tenant informed us they havent done any inspections and that why it doesnt have inspection reports.

Extremely Unprofessional Experience – Avoid This Management Company We had a very poor experience with this property management company. We recently purchased a property they were managing. Per our purchase agreement, the tenant vacated the property one month after the sale. When we received the keys and inspected the home, we were shocked to find it had not been cleaned. There were cobwebs everywhere, the windows were dirty, and the kitchen canopy and surrounding areas were covered in thick oil and grease. According to the end-of-lease agreement, the property should have been professionally cleaned, and the property manager was responsible for conducting a final inspection to ensure any issues were rectified before the bond was released. When we emailed the property manager, they ignored us. When I finally reached them by phone, the agent was dismissive. He claimed that because I wasn't the owner when the original management agreement was signed, they weren't responsible for the condition of the property. He repeatedly cut me off, asking if my name was on their original contract rather than addressing the fact that the property was left in a poor state under their watch. This is a small, unprofessional firm. The staff we dealt with were difficult to communicate with and lacked basic professional standards. Even the former tenant mentioned they had to involve VCAT because of this company’s conduct. If you are looking for a reliable property management team, stay away from them. They use "cheap" tactics and do not stand by their responsibilities.

The worst real estate experience in the 6 years that my husband and I have been renting together. The initial process of securing the rental property was fine, with no issues until we were locked into a lease. It started with the notice that our property manager had left and there was no replacement. All our communication was through a generic email, and we spoke to a different person every time, taking far too long to respond. We had an issue with the intercom system for the entire 3.5 years that we lived in the property that was never resolved. When we asked for any maintenance, we got grilled in how we used it and how we could have caused the problem. No decision on anything happened in a timely manner, and the excuse was that the owner lived overseas (they lived in Melbourne). Renewing of the lease was always a struggle and took months to sort out. For the final 6 months in the property, we had nothing but issues. It started with asking if we wanted to renew, we affirmed our intention to stay, then had no response for 2 months. In that time, we started looking for another property just in case and started applying (with plenty of time to give the required notice). We then received a very angry phone call from LeonDean asking why we were applying for other properties. We responded that as we had not heard from them in 2 months about our intention to renew, we thought it best. They asked if we wanted to renew, and we said yes. They said they'd talk to the owner. Another 2 weeks go by with no communication, and we send a follow-up email. They respond that they are still trying to get an answer. Another 2 weeks, and we send another follow-up email. Eventually (now, almost 4 months since the first email about the lease renewal), they communicated to us that the owner did not want to renew due to the owner wanting to leave it open for their use but were unsure when that would be so we were on a month to month lease. 1 week after we agreed to this, we get communication that they are selling asap. The moving out process was difficult with terse communication on LeonDeans' part. They would take days/weeks to respond to emails but would end every email with a statement that we must reply within 24 hours or EOD. The final inspection and bond return came with its own issues. I would not recommend using this real estate in any capacity and honestly can not believe they are still running. So unprofessional, hostile, and lacking in humanity.
