Very Disappointing Experience With Poor Communication and Deposit Handling I had a very disappointing experience with this real estate agency after renting a commercial office for approximately five years. My lease ended on 30 June 2026, but it took nearly three months, until 21 September, for the agency and landlord to finally reach an agreement regarding the return of my security deposit. During this period, I had to repeatedly follow up, send multiple emails, and eventually issue a formal letter of demand. Communication was extremely poor, with emails often going unanswered and little effort made to resolve the situation promptly. There were also disputes regarding the condition of the carpet and other minor maintenance issues. After approximately five years of occupancy, I believe reasonable wear and tear should be properly considered. The landlord was unable to provide documentation confirming the age of the carpet, which made the proposed deductions even more frustrating. Eventually, after almost three months of unnecessary delays, an agreement was reached to deduct $500 for the disputed issues, along with the outstanding final month’s rent. The remaining deposit was eventually refunded. Although I appreciate that the matter was finally resolved, I am extremely disappointed that it required so much time, effort, repeated follow-ups, and a formal letter of demand just to reach a reasonable outcome. As a long-term commercial tenant, I expected much better communication, transparency, and professionalism. I understand that property managers represent landlords, but tenants also deserve fair treatment and timely responses. Based on my personal experience, I would not recommend this agency, particularly to commercial tenants who expect professional property management and a fair, efficient process when ending their lease.

I am sharing my experience with Rolling Realty regarding the handling of my tenancy and bond. My wife and I rented a property managed by this agency from February 2024 to January 2026. Although we vacated the property earlier after purchasing our own home, we continued to pay rent in full until the lease ended. Following the end of the tenancy, a claim of over $700 was made against our bond for an alleged damaged window handle. We dispute this claim, as we were not provided with clear evidence showing that the damage occurred while the property was under our responsibility, particularly as the agency had accessed the property and used our keys for inspections during the final months of the lease. As of now, our bond of $2,521 has not been returned, and the matter remains unresolved several months after the tenancy ended. Due to this, we have sought assistance from Consumer Affairs Victoria and are in the process of applying to VCAT for a formal determination. I encourage future tenants to carefully document the condition of the property, keep records of all communications, and be aware of their rights regarding bond claims.

The boss is from Northeast China, and chatting with him gives you a very trustworthy feeling. It's not easy to maintain this level of trust in such a competitive industry.
