Attended an open home and had an agent, Franco, greet us. So far so good. We then inspected the property and liked what we saw so we asked for the Contract of Sale alongside all Strata reports, to which he only had the one, the Contract of Sale. He then began to tell us that a previous buyer had pulled out due to "financial reasons" but advised that we would have to source our own Strata report, no problem. Fast forward A MONTH and we finally had our hands on the report, fair enough, the delay was due to the holiday period. Now.... what surfaced was signifcant issues with the building which we had a gut feeling as the Strata Companym, when they were back, took AGES! Let me tell you - it was that blaringly obvious that they knew about these issues that they concealed it and when pressed on returning our 0.25% holding deposit from our legal team, this was accepted and returned. Moral of the story - when an agent tells you they don't have the Strata report and YOU have to source it - RED FLAGS PEOPLE! I will be staying away from these agents in future dealings.

John Manaras and the team/family at Cumberland Realty have been absolutely sensational and went well above my expectations. From my 1st meeting with John I knew he was the person to sell my Mum and Dads home. Johns in depth knowledge of Greystanes, the local area and our home was extraordinary. John constantly kept in contact, telling me everything that was happening throughout the sale period. He additionally recommended things to be done to improve the sale price. It was due to the passing of my Mum that our family home was sold. This was a very sad and emotional time, but John was very sympathetic and compassionate throughout the process and helped us through our struggles and delivered a result which everyone was proud of. Through Johns hard work the reserve price which was more than reasonable was exceeded by over 15%.
