Bellcourt Mount Lawley manages our investment property and we couldn’t be happier. The team have been great to communicate with, professional and knowledgable.
I had a poor experience with Bellcourt Real Estate Mount Lawley. In 2024, I rented an apartment in Maylands through Bellcourt. Initially, things went smoothly, with a responsive property manager and a cooperative landlord. However, after a new property manager, Anish Patel, took over, problems began. In January 2026, after buying my own apartment, I broke the lease following the required process. A final inspection date was arranged, but the inspection was conducted a day earlier without notice, meaning I was not given the opportunity to attend, which was a breach of the Residential Tenancies Act 1987 (WA). A dispute then arose over mould on outdoor furniture cushions. The landlord sought $550 in compensation for furniture purchased in 2013. I pointed out that, under ATO depreciation schedules, the furniture had no remaining value after more than a decade of use. Despite this, the claim continued without a clear explanation. I applied to the Magistrates Court of Western Australia. After proceedings began, the agency increased its claim and added extra fees, including a “court appearance fee” and court application costs. At the hearing on 30 April 2026, the magistrate found that I was not liable for the furniture claim, noting that the furniture was around 13 years old, fully exposed to the weather, and effectively had no remaining value. The magistrate also stated that the agency could not recover the additional fees under the Residential Tenancies Act 1987 (WA). I also discovered that some earlier deductions I had agreed to pay, including cleaning and pet fumigation, were initially higher than the actual invoices. The amounts were reduced only after I requested copies of the invoices. Based on my experience, I would urge prospective tenants to exercise caution when dealing with Bellcourt Mount Lawley. I found the process stressful, unnecessarily adversarial, and lacking in transparency.
I was the successful buyer of a house that Donna was selling Guildford. Donna is the most positive, helpful, honest sales agent I've ever met. It was an absolute joy to deal with her. I would highly recommend her, 10/10 and if I ever sell in the future she would be my first call! Thanks again Donna - what a seamless and enjoyable experience getting to go through this purchase with you.
