DO NOT LEASE WITH THIS AGENCY! Any reviews giving them anything above 1 star are not real reviews! Wayne Chen is 100% the worst human being I’ve met. We leased at Sydney Olympic Park, he was all nice during our viewing, once he had us locked into a contract, he did less than bare minimum to do any duties as an Agent! He was condescending, rude, blunt, clearly has no attributes or skills to be a Property Agent. We had a sofa up vertically taking up space in the property, having half our hallway blocked, a broken dishwasher for 6 months, which he didn’t respond to any communication to get any of these things sorted until we filed a complaint with NSW Fair Trading. On top of this he had to audacity to hold our bond and make up lies about the damages to the apartment because we refused to pay for a professional clean which you do not have to do! The bond was filed through to NCAT Tribunal. Wayne cowardly did not show to a single meeting or hearing, which we expected. We got our bond back and filed a case against them. They put no effort into taking the tribunal seriously, and NCAT did nothing to put AMC and Wayne accountable with our case for their poor property management and the fact they broke our lease agreement multiple times with not signing the conditions report, late water bills and extremely late repairs. Any reviews for Jet, he isn’t even a agent, he goes to Tribunals, has absolutely no clue what’s going on and his whole job is to try and get money from you in court! If you are leasing with this agency please do the following: -Before your lease ends, go to fair trading and claim the return of your bond, if they try and claim (which they will definitely try) they will have to take you to the tribunal giving you the advantage. - Do not accept verbal communication on issues, get everything in text or email and be persistent as it will show their lack of care. -Take Pictures of everything, blinds working, appliances working, the cleanliness of the property when you leave etc. -You do not have to pay for a professional clean, just keep it as clean as when you moved in, that’s the law, they love to push for this. -DOCUMENT EVERYTHING!!!

Was truly one of the worst experiences I’ve had while moving out of a place. Wayne was an absolute nightmare to work with. We were given a 20hour notice to remove absolutely everything in the house including the washing machine, fridge and beds. We had asked about 1 week prior if there was any idea of what we needed to get rid of and Wayne had said should be fine to leave and if not he will let us know. A 20 hour notice was given. That is not enough time to be able to get rid of things period. Then was charged a 650.00 cleaning free, when me and our roommates spend an entire 2 days scrubbing the floors and walls. The place smelled of bleach when we left there is no way that we did not clean to the standards. As well as charged 2,200 for removal of furniture, which u had said was okay to leave in the house until less than 24 hours of us vacating the house. The level of unprofessionalism on this company and decency is just outrageous. They are a scam and would never sign a lease with this company ever!

Terrible lease experience in Double Bay — avoid dealing with Wayne We had an extremely disappointing experience with a lease in Double Bay. The landlord, Wayne, initially approved us leaving some furniture for the next tenant, only to give us just 18 hours’ notice to remove it — a complete reversal that left us with no time to act. As a result, we were unfairly charged $2,200 for the removal of two beds we simply couldn't get rid of in time. On top of that, we were charged twice for cleaning, even though we had already paid professional cleaners ($600 x2). Altogether, we lost nearly $4,000 AUD because of last-minute changes, poor communication, and what felt like deliberate mismanagement. Wayne was incredibly difficult to deal with — unprofessional, evasive, and hard to communicate with due to limited English. Strongly recommend avoiding doing any business with him. Not good for tenants, not good for business.
