Unfortunately, our selling experience with this agent was extremely disappointing. We initially chose to support a local agency because we genuinely wanted to support a local business and believed we would receive a more personal and committed service. Unfortunately, our experience was the opposite of what we had hoped for. Throughout the sale of our property, we felt that our interests as the vendor were not given the priority we expected. Most frustrating was the agent’s handling of the advertised sales price. Despite us clearly and repeatedly requesting that the price be removed, our request was ignored. While we acknowledge that removing the price was not expressly required under the contract, we were the vendors and had made our wishes very clear as the point of the actual sale. We expected our reasonable request to be adhered to, rather than simply disregarded. We were also disappointed by the lack of initiative and willingness to embrace modern approaches to selling the property. For a property of this value, we expected a much more proactive, strategic and contemporary approach to marketing, negotiation and reaching potential buyers. The feedback provided throughout the campaign was also extremely disappointing. All feedback was provided verbally, with nothing provided to us in a detailed written report. Other agencies provide vendors with regular, meaningful reporting on inspections, buyer feedback, enquiry levels and online engagement, giving sellers a clear picture of how their property and campaign are performing. We received none of this level of detail, leaving us reliant on verbal updates and without a clear, documented picture of buyer interest or the performance of the campaign. We also felt that the agent appeared to be more focused on accommodating the purchaser than advocating for us as the vendor. We would also strongly warn other vendors to read the fine print of the agency agreement very carefully. They used a longer than standard contract period which we came to understand is a tactic this agency uses, effectively making it much harder for vendors to move on if they become dissatisfied with the service and length of time they take to sell. In hindsight, we wish we had chosen a larger, more established agency with a significantly greater reach and broader marketing capability. Supporting a local business was important to us at the time, but unfortunately, we came away feeling that we compromised on the exposure, strategy and level of representation our property deserved and resulted in an unsatisfactory sales price.

I’ve rented through Robert Allen Property across a couple of properties over the past couple of years and Robert has always been professional, approachable and easy to communicate with. Renting isn’t always ideal, but as long as I am, it’s good knowing I’ve got a property manager who’s genuinely helpful and easy to deal with. Any minor issues were sorted quickly whenever needed. Easily the best property manager I’ve had while renting.

We have tried several agents near and far and Robert Allan Property (RAP) take exceptional care of their customers meeting needs, doing the important things right like turning up on time and delivery on their responsibilities as a Licenced agent. They care like they are in your situation with mutual respect and empathy.
