Tenants beware — document everything. At the end of my tenancy, I was hit with a long list of bond claims: security screen mesh damage, carpet stains, wall "patch repairs," lawn maintenance, and general cleaning issues. The problem? Almost none of it was substantiated. The Entry Condition Report — signed by their own agent — documented the security screen mesh as "intact." Yet at exit, they claimed there was a "square shaped cut" and tried to hold me liable. When I pointed this out, the claim disappeared. The "patch repairs" claim on the walls mysteriously changed to "grub marks" in a later email — two completely different issues. When I asked for photographic evidence, none was provided. I requested itemized costs and supporting evidence multiple times. I received vague emails and pressure to have cleaners return for issues that were never proven to exist. When I lodged a dispute with the RTA, suddenly every claim except a water invoice and minor cooktop scratches (which I accepted) was dropped. This felt like an attempt to intimidate a tenant into forfeiting bond money for claims that couldn't survive scrutiny. I spent days gathering evidence, reviewing condition reports, and drafting responses to protect myself from unsubstantiated deductions. If you rent through this agency: photograph everything at entry, keep all correspondence, and don't agree to any bond deductions without evidence. Know your rights under the RTRA Act — they're counting on you not to.
