After approximately nine years of having my investment property managed by this agency, I have now transferred it to another agent. I have had enough of the bad attitude and the struggle. My decision wasn’t based on one bad email or one isolated incident. It came after years of management that ultimately left me extremely dissatisfied, including serious concerns about the condition and damage to my property and how the property had been managed. As an interstate landlord, I engaged and paid a professional property manager because I relied on them to be my eyes and ears on the ground to properly inspect the property, identify issues, communicate with me and protect my investment. When you eventually discover significant damage to a property that has supposedly been professionally managed, you naturally question what was being identified during inspections and how effectively the property was being monitored. Communication also became exhausting. Rather than being able to rely on my managing agent, I regularly found myself chasing matters, sending follow-up emails and repeatedly calling for responses. Most recently, while trying to ensure the property was properly marketed ahead of an upcoming vacancy, I again had to continually follow up. On one day alone, I made nine calls and left multiple messages trying to get assistance. I eventually appointed another agency to take over the management. Even the handover has been frustrating. After approximately nine years of management, I expected a comprehensive property file to be transferred. My new agency is now auditing the paperwork provided and determining what, if anything, remains outstanding. The attitude during the handover has been equally disappointing. A response of “FYI!!!!” to legitimate correspondence from a long-term client is a good example of the level of professionalism I experienced toward the end. Property owners pay management fees so that their investment is managed. They should not have to continually chase their property manager, worry about what is happening to their property, or feel that they need to manage the managing agent. After nine years, I had simply had enough. Moving to another agency was the result of accumulated issues, not a decision I made lightly. Based on my experience, I could not recommend this agency for property management.

My experience with Raine & Horne Glenroy has been extremely disappointing since the change in ownership. Communication has been very poor. In my experience, phone calls are often unanswered, emails go without a response, and I have found the staff to be unprofessional and dismissive when raising urgent maintenance concerns. I rent a two-bedroom unit, and one of the bedrooms has had a serious water leak for over a month. The leak has become so severe that water has pooled on the floor, and it has now spread into the second bedroom. Because of the leak and the resulting mould, my family has been forced to sleep in the living room for more than a month. I have repeatedly reported the issue, but the only response I have consistently received is that they will “contact the owner and let me know.” Meanwhile, the damage has continued to worsen, and no effective solution has been provided. As a tenant, I expect urgent issues affecting the safety and livability of a home to be treated as a priority. Unfortunately, that has not been my experience. I hope this review encourages the agency to improve its communication, professionalism, and responsiveness to tenants facing serious maintenance issues.

I have been dealing with Nabia Riki as our property manager. She does a fantastic job managing our property and the current tenant. Hard to imagine Raine and horne glenroy operating without Nabia's committment. Thank u
