I had a very disappointing experience with Omax Real Estate, especially with Prince. Communication was poor, customer service was unprofessional, and there appeared to be a lack of accurate market representation regarding property values for landlords. Based on my experience, I would not recommend this agency and suggest others proceed with caution.

I had a very disappointing experience with Orban Properties. The level of service and responsiveness has been extremely poor. I reported issues with the heating system weeks ago, but no action was taken and no tradesperson was arranged. Despite multiple follow-ups, the matter was ignored. More concerning is that there is a gas leak at the property, which is a serious safety risk. Despite clearly raising this as an urgent issue, no one took it seriously or acted with the urgency required. This level of negligence when it comes to tenant safety is completely unacceptable. I would not recommend their services to anyone looking for a reliable and responsive property management company.

I had a very poor experience with Omax Real Estate, managed by Prince Gujral, while renting out two investment properties. Throughout the tenancy, he failed to conduct routine inspections, condition reports, or entry and exit reports. One property was brand new, and the other was only four years old, yet both were returned in terrible condition after two years due to complete negligence. Repairs cost us over $30,000, with damages including ruined carpets and walls. Tenants were living in unacceptable conditions, and Prince Gujral never bothered to inspect. Additionally, his poor marketing skills and lack of negotiation ability led to repeated price reductions when we trusted him to sell the property, ultimately undervaluing it. When we switched to another real estate agency, he withheld half a month’s rent despite tenants providing proof of full payment. I strongly advise against using Omax Real Estate under Prince Gujral’s management.
