Our rental agent, Edna, was absolutely wonderful. We stayed at a Sydney property for 3 years and not only was she constantly communicating with the landlord, any repair requests were instantly dealt with. She also made sure our bond got released on time. Thank you for your cooperation and work, Edna Zhou.
My experience with Jasmine, a real estate agent at Loyal Property, has been extremely disappointing and unacceptable. Jasmine is clearly engaging in underquoting, which is not only unethical—it is an illegal practice in New South Wales under the Property and Stock Agents Act. The property was originally quoted to me via email at $900,000 to $1,100,000. Later, via text, I was told that offers around $950,000 to $1.1 million would be considered. However, after I had shown genuine interest, I was then informed—again by text—that the vendor’s actual expectation was $1.15 million. That’s $250,000 above the lower end of the original quoted range, or nearly 28% higher, making it clear that the original quote was misleading and unrealistic. This is a textbook case of underquoting: agents using artificially low price guides to attract attention and generate interest, only to increase the price significantly once buyers are emotionally invested. This behaviour is not only manipulative and time-wasting—it is unlawful. The law in NSW is clear: agents are not allowed to quote or advertise a price that is lower than what the vendor is willing to accept—regardless of percentage. If the vendor’s expectation is $1.15 million, then quoting $900,000 or even $1 million is illegal. Once I raised my concerns, I noticed they changed the online listing price to reflect the vendor’s expectations, as if this is some way to try and mitigate or hide their illegal behaviour. However, all the evidence of their original misleading quotes is still there, and this superficial change does nothing to erase their unethical and unlawful conduct. I raised my concerns in writing and emailed both Jasmine and the managing director of the agency, outlining what I believe are misleading and unlawful practices. I received no response. Their silence only reinforces their lack of accountability and professionalism. If you’re looking at properties listed by this business, be warned: assume any quoted price is at least 25–30% below what the vendor actually wants. If you’ve had a similar experience with this agency, I strongly urge you to report it to NSW Fair Trading. Agents who mislead buyers must be held accountable—and with enough formal complaints, people like this may eventually lose their real estate licence, as they should. This agency is unethical, unresponsive, and potentially operating in breach of NSW property law. Avoid them at all costs.
I had a very positive experience working with Loyal property city. They were incredibly professional and always quick to respond and address any issues that came up. I would especially like to highlight Edna, who was an absolute pleasure to work with. Her professionalism and attention to detail made the entire process smooth and stress-free. I truly appreciate all their assistance and highly recommend them for anyone looking for a reliable and efficient real estate agency."
