If I could give a minus 10 I would!!! Seriously don't know what they are doing. Blame their bad practise on the automative emails, instead of owning up to their mistakes and lack of skills. Stay clear.
My experience renting through Little Real Estate, which managed the property on behalf of ADJA Pty Ltd, was deeply distressing and the worst rental experience I have ever had. At the time, I was unable to work because of a workplace injury and was already in an extremely vulnerable financial and psychological position. Rather than showing care or allowing me to recover peacefully in my own home, I felt continually pressured to function and meet other people’s expectations despite my injury and recognised impairments. The situation involved prolonged repair issues, repeated noise allegations, breach notices, intrusive inspections and disputes about photographing the inside of my home. I disputed claims made in the breach notices because I believed they were inaccurate, exaggerated or unsupported by what had actually occurred. In my view, those notices created a misleading picture of me and my conduct. When the breach process did not bring my tenancy to an end, it felt as though other forms of pressure followed. This included a proposed rent increase from $1,217 to $1,868 per month—approximately 53.5%. Given its scale and timing, I experienced it as an attempt to pressure me out. Consumer Affairs Victoria subsequently assessed the proposed increase and found it excessive, identifying a considerably lower comparable rental range. The overall approach felt sly, calculated and lacking in transparency. I cannot claim to know anyone’s private motive, but the sequence of events left me feeling that, because they could not have me removed through the breach process, pressure was being applied in other ways. The noise concerns also appeared to come primarily from a neighbour whom I experienced as particularly sensitive to ordinary activity and as having unusually high expectations of quiet. I understood that this person had even privately complained about people using the nearby public beach. In my opinion, those expectations were unreasonable for the location, yet their complaints appeared to be repeatedly prioritised over my explanations and circumstances. I sought advice from Consumer Affairs Victoria, tenancy services, legal services and relevant council contacts. The consistent advice I received was that I was entitled to live normally in my home and that much of the activity being complained about was within my rights. Despite this, I did not feel that Little Real Estate or the landlord respected my dire circumstances, my privacy, my disability-related needs or my right to peaceful enjoyment of my home. I also gave written notice about my concerns regarding photographs being taken inside my home. Despite communicating those concerns in advance, the subsequent inspection was extremely upsetting. I felt that the boundaries of my privacy and peaceful enjoyment were continually being pushed. The cumulative effect made my home—where I should have felt safe—feel like a source of constant anxiety and surveillance. The situation became a kind of hell and ultimately required legal, psychological and disability-related support, as well as formal dispute processes. My account is based on my lived experience and the correspondence and records I retained. Some matters remain disputed, and I am not suggesting that my interpretation of anyone’s motive has been established by a court. However, in my honest opinion, I was treated without adequate fairness, empathy, transparency or respect. I would hate for anyone—particularly somebody injured and unable to work (touch wood it doesn't happen to anyone - but it does happen), or anyone living with a disability—to find themselves in the position I was in with their real estate agency and landlord. I would not rent through Little Real Estate or ADJA PTY LTD again.
We had a great experience working with Angela and Paula. They were very organized, responsive, and attentive to our needs throughout the process. Everything was handled smoothly, and we really appreciated their support.
