Apparently these guys think it is acceptable to advertise a 3 bedroom property as a 5 bed. Whilst this might drive more traffic to their advert, it significantly tarnishes reputation and trust. For context, they have advertised a 3 bed house as a 5 bed because they think you *could* in theory apply for council approval and put a 2 bed granny flat in the back garden...
Stewart just sold my unit in Gosford. I do think he is a highly trustworthy property businessman. First, his expertise in local property market is really a help. Second, he is very efficient in finding potential buyers, as far as in my case. Besides, his suggestions and communications to me throughout the selling process, from my intention to sell to contract exchange, are genuine and I felt very comfortable to follow his points, though all the decisions are made on my own. All in all, I do recommend Stewart as your property agent.
DO NOT RENT A PROPERTY THROUGH THIS REAL ESTATE OR SELL A PROPERTY THROUGH THEM. THEY TREAT TENANTS LIKE DIRT & HAVE NO EMPATHY TOWARDS TENANTS WHO ARE TRYING THEIR BEST TO FIND A NEW RENTAL BUT DUE TO THE RENTAL CRISIS THERE ISN'T A LOT OF AVAILABILITY. I SPENT EVERY SPARE MOMENT VIEWING & APPLYING FOR EVERY POSSIBLE RENTAL AVAILABLE WITHOUT LUCK. THEY ARE GREEDY AND ONLY IN IT TO GET EVERYTHING THEY CAN OUT OF TENANTS, EVEN WHEN THE PROPERTY ISN'T WORTH WHAT THEY CHARGE THE TENANTS. THD PLACE I HAD, HAD NO AIR CONDITIONING OR CEILING FANS AND VERY LITTLE AIR FLOW DUE TO THE LACK OF WINDOWS. NICOLE IN PARTICULAR WAS VERY VERY UNPROFESSIONAL IN THE WAY SHE DEALT WITH THE MATTER AND MADE THINGS VERY VERY DIFFICULT FOR ME. THERE ARE PLENTY OF OTHER REAL ESTATES TO USE, I DO NOT RECOMMEND THIS REAL ESTATE. THEY ARE BY FAR THE WORST REAL ESTATES IN AUSTRALIA, ESPECIALLY NICOLE IN PARTICULAR. I am an ex tenant and I wouldn't recommend renting a property through them at all. I was never informed of a rent increase, when it started etc or that there was a change in the real estate who was managing the property. Around the July 2022 I was given notice to move out but due to the lack of affordable rentals, I was unable to find one in time. I in turn wasn't able to move out by the date requested even when I viewed and applied for all suitable rental properties. I got a extension (through the tribunal) of approx 6 weeks and still couldn't find a property. I felt like I was treated badly by Nicole, though Stewart tried to assist me as much as possible. I ended up having the sheriff come to the granny flat to order me out. I had about 20 minutes to pack a bag and leave. I then had 14 days to get my belongings out. In the mean time a man had attended the rental property and threw many of personal belongings into multiple garbage bags (approx 5-6 large garbage bags) and food that wasn't out of date or mouldy within the 14 days and out onto the patio left to the elements. They had no right to touch my belongings and remove them within the 14 days I had to get my things out. It was absolutely disgraceful on their part, even though it was done by someone they had asked to do so. They had given authority for them to do it. Nicole in particular was quite rude and very hard to deal with and unprofessional. Stewart was a lot easier to deal with. I was informed of this by my neighbour and attended the property to see what had been thrown out. Some of the things weren't even food. It included my tea bag container and quite a few other personal belongings. I feel that they shouldn't have been allowed to do that as it was within the 14 days to get my things into storage. It's disgraceful that they felt it was okay to allow someone to throw away my personal belongings like they were nothing. Yes there was food as well, but there was many personal belongings as well. Some of the food was tinned for and jars etc that were not out of date, so they shouldn't have thrown them out. They also made it very difficult to arrange to access the property to retrieve my things. I was forced into staying in a motel, paying $700 per week. I feel that the way they dealt with it considering the rental crisis was badly handled and very unprofessional. It went down hill fast when they took over the property from another real estate. Everything was fine with the previous real estate. They only had the property around 6 months when everything started to happen. The unprofessionalism of Nicole in particular was not necessary and she should have had some empathy towards me due to the situation I was in and the rental crisis that Australia is going through. In the end they got me out so they could raise the rent by $80 per week for a simple one bedroom granny flat with no air conditioner or ceiling fans etc. it went from $320pw to $400pw, yet it wasn't worth that much. They are simply a very greedy Real Estate, trying to drag as much money out of tenants as possible. Even when it's not worth that price. I would give them ZERO stars if it was an option.
