My 1 Star review is entirely based on 1 person not the whole HT Wills Team . I’ve rented with HT Wills from couple of years and it was great experience at the first . But since Thea Horozakis started looking after the property i live in as a property manager things changed . She’s the most un professional and rude ( 0 customer service ) . She would just say something random and put your rent up and if you talk to landlord directly she would just say You’re not allowed to talk to landlord and all . I don’t think by law you should tell your tenants not to talk to landlords . Change your property management team HT Wills .

When we first rented through HT Wills, it was genuinely a great experience. Although the house wasn’t cleaned properly when we moved in, we overlooked it because the overall process was smooth and pleasant. Unfortunately, things changed when our property was handed over to Thea. She was, without question, the worst real estate agent we have ever dealt with. Our first interaction involved her turning up unannounced and demanding entry for a property inspection, without making any effort to book a time or give us notice or an opportunity to prepare the house. This behaviour continued throughout our tenancy. During inspections, she would excessively nit-pick minor, insignificant details, turning them into major issues, while repeatedly commenting that we weren’t paying enough rent and that it should be increased. Her manner was consistently rude and confrontational, to the point where I began leaving the house during inspections because I was genuinely concerned I might respond out of frustration. We also experienced multiple issues with the property itself, and during these times she was unhelpful and largely unresponsive—until she needed something from us, at which point communication suddenly resumed. After living in the house for five years, the situation worsened when we vacated. Despite hiring multiple professional cleaners and personally scrubbing every area she had raised concerns about, she attempted to claim our entire bond. We ultimately took the matter to the rental tribunal, where she withdrew her claim, and our bond was returned in full. I was hesitant to post this review out of concern it might impact future rental applications. However, now that we are settled in a new home, I feel it’s important to share our experience so others are aware and can make informed decisions. Based on our experience, I would strongly caution against dealing with Thea at HT Wills.

Dishonest, unprofessional, lazy and never fix anything. Terrible experience as tenants. We were desperate to find somewhere to rent and rented a place with them that was scheduled for demolition after the 6-month tenancy. Nothing was clean when we moved in, there was rubbish all through the garden, the gutters were blocked, it was infested with cockroaches (despite asking them for pest control beforehand) , there were rats in the ceiling, the house had mould problems, the laundry leaked shorting the electricals in the kitchen for a weekend, the oven didn't work, the dishwasher was broken (each took months for them to fix), shower hot water didn't work, the air-conditioning stopped working and was never cleaned, then they stopped fixing anything, the entrance to the house kept flooding, weeds grew out of the roof, many areas of the house were unsafe. House is now to be demolished and yet they want us to clean bathroom tiles and do weeding for the price of $1000 (most likely a kickback to their own gardening/cleaning business) even though the bulldozers will be coming soon. No integrity, no morals, unethical...they should lose their real estate licence. Embarrassingly, they advertise winning a 2017 St George regional award, which shows they've done nothing since.
