Wish I could give 0 stars. My experience with Eric Bai was incredibly disappointing. Despite multiple attempts to contact him via phone calls, messages, and emails, there was zero response. This lack of communication left me feeling neglected and frustrated. It's incredibly unprofessional for a real estate agent to ignore client inquiries. In a field where prompt and efficient communication is crucial, Eric Bai's complete disregard for responding to any form of contact is unacceptable and extremely frustrating. This lack of responsiveness not only caused inconvenience but also raised serious doubts about his commitment to his clients' needs. Finally, after 2 weeks of trying to get through he finally picked up the phone. Only for him to say the property I was enquiring for is now unavailable. Naturally, I vented my frustrations, prompting him to hang up on me. Completely disregard. I would caution anyone considering or going through Eric Bai and H&T Realty.
The Property Manager (Eric Bai) is not only blatantly breaking the law and signed contracts and agreements, but lying to the tenants, the buildings Body Corporate, QSTARS, lawyers and now even the landlord of the property he is supposed to be representing. Multiple emails and recorded correspondence of him attempting to unjustly and illegally pressure money out of people by attempting to shift responsibility of problems that are clearly outlined in QLD law. He attempted to tell tenants that they can stay in a property that has been temporarily condemned due to serious violations of health codes, and in the process became so repulsive to deal with, the buildings Body Corporate hired an intermediary to deal with him. After being presented with the laws clearly surrounding and relating to the issue, he attempted to gaslight the tenant into suggesting they don't apply or are somehow invalid. When faced with initial pressure when the situation began to unfold, he sulked to the tenant claiming he was going to quit, and it shouldn't be his problem. The landlord has started communicating with the insurance company, tenants and others involved directly, after she found out the property manager told everyone involved the insurance claim was denied, to spite never even submitting the required documents for them to access the case. If you want your tenants to potentially die from negligence, greed and laziness, are looking to be involved in lawsuits pertaining to staggering disregard for Australian laws and would like to have your property mismanaged so egregiously it costs you your entire investment, savings and health, then H&T Realty would most likely suit you. If you're anyone else, look elsewhere. The fact that this man still has a job is a genuinely concerning outlook for not only H&T Realty, but the entire property market in Australia.
Eric Bai is highly efficient and organized. The way he handles complex clients and manages complicated property types is truly commendable. Thank you Eric!
