Avoid this agency if you value peace, professionalism, and living standards. After 9 years of renting, this was easily the most challenging experience I’ve had. Karl Fitch was friendly prior to the lease being signed; kind and responsive. Unfortunately, that professionalism did not continue once issues arose. The property was not properly cleaned upon move-in, with significant amount of spiders around the house - even the pest control we hired later was astonished. Our requests for proper cleaning or pest control were declined, leaving us to resolve this ourselves. This delayed our actual move in date. During the tenancy, we experienced multiple issues, including possums in the walls, electrical concerns, smoke alarm issues, and a persistent bathroom leak. The ensuite was unusable for most of our stay due to the leak remaining unresolved despite repeated reports. When maintenance responsibilities were raised, we were told we were “not suitable to live in a house in the suburbs,” rather than seeing the issues addressed. We also requested a copy of the electrical safety check, which was refused, and were informed we did not have the authority to request it. When we mentioned taking the matter to VCAT, we were told we would not succeed due to his extensive experience in real estate. Overall, this experience significantly impacted our comfort and confidence as tenants. On a positive note, this tenancy was an excellent crash course in tenancy laws.
Avoid renting through Fitch Partners to save yourself the headache. Karl Fitch (the Director of Fitch Partners) was my agent whilst renting. Himself and the landlord were pretty much impossible to get a hold of, especially when it came to maintenance/repairs needing to be done). During the end of my lease Karl had made it known that paperwork had not been completed properly by himself which affected the process of me getting my bond back (nearly resulting in having to go to VCAT). Karl was not apologetic what so ever “ I can’t go back in time and change it” was the response i got. You would think someone running a business and whom was at fault would try make ends meet and resolve the matter. Karl on numerous occasions would avoid answering questions from myself by advising me that he had a phone call coming through and “had to go”. The lack of professionalism is astounding, if you value communication and peace of mind definitely look elsewhere.
Worst experience with James Marcou. I turned up to an inspection just to find out that the house advertised was already sold and the inspection was for a different unit. They basically used the photos of the nicer unit to draw people in to attend the inspection. I asked "isn't it a bit dodgy to do this. I came to see the (nicer) property as advertised. He responded "look, we're just trying to help the owner sell, thank you for your feedback, good bye" in a dismissive tone. This type of conduct is deceptive and unconscionable. If you do not respect your customer's time, you shouldn't be in the service industry. I recommend stay away from them.
