Firstly, I would like to express my disappointment with this real estate agency for condoning what I consider to be inappropriate and unfair behaviour from the landlord toward me as a tenant. Upon moving into the property, I expected that the conditions outlined in the signed agreement would be upheld. At the commencement of my tenancy, I reported that both air conditioning units were not functioning, despite being listed as fully operational in the ingoing condition report. A technician attended within 48 hours and advised that the units had not been working for some time, indicating that this issue should have been known to either the owner or the agency. It took approximately two and a half months for the air conditioning to be replaced, during which time no compensation or acknowledgment of inconvenience was offered. The landlord’s position was that replacement alone was sufficient, without regard for the extended period without a functioning system. Furthermore, after the removal of the air conditioning units, two holes were left in the walls and remained unrepaired for the duration of my tenancy, including at the time I vacated. Additionally, the side gate became severely rusted and detached from its hinges, leaving the property unsecured for approximately four months. Despite a contractor attending to assess the issue, no repairs were completed. This created a significant safety concern, particularly as I have two young children, one of whom has additional needs. At the end of my tenancy, I was initially advised by the agent that the property had been left in excellent condition with no issues. However, within 24 hours, I received a phone call requested from the landlord that I reconnect the power so the landlord could check that the ceiling fans were operational. I declined, as I had already vacated 7days prior to this and was informed that the landlord would be moving into the property shortly thereafter. Shortly after, I was contacted again and accused of causing damage to the property, including chipping the bathtub, damaging a wall, and leaving a hook attached to a wall. I was advised that I would be responsible for the cost of these repairs. I clearly stated that I had not caused this damage. Upon receiving photographic evidence and reviewing the ingoing condition report, I carefully examined all provided images and found that the alleged damages were clearly pre-existing and documented at the start of my tenancy. When I raised this with the agent, it became apparent that these records had not been properly reviewed prior to making allegations against me. I find it extremely concerning that I was so readily held responsible for damages without due diligence, particularly when the evidence clearly showed otherwise. Overall, I am deeply dissatisfied with both the landlord’s conduct and the agency’s handling of this matter. As a tenant and particularly as a single parent I found this experience to be stressful and unjust. Based on this experience, I would not recommend this agency to others.
We have recently had the pleasure of having Amanda as our property manager and If I could have her for all my properties I would, she was fantastic to us and so understanding in circumstances we couldn’t control. One of the best real estates we have come across. We can’t thank Amanda enough.
I have had the pleasure of working with Kristian Sansotta from Heritage Real Estate Charmhaven for nearly two years now, and couldn’t be happier with the experience. As my rental property manager, Kristian has consistently demonstrated professionalism, reliability, and a genuine commitment to achieving the best outcome for the tenant and landlord. If you’re looking for a trustworthy rental property manager, I highly recommend Kristian Sansotta.
